3. Buyer Document Checklist

  • Cash Buyers: Valid Passport (minimum 6 months validity), Emirates ID (if UAE resident), Signed MOU / Form F, and proof of deposit payment.
  • Mortgage Buyers: Bank Pre-Approval letter, loan offer letter, proof of income (payslips/bank statements), and Manager’s Cheque for the final balance.

  • Service Charge Audit: Verification via the official government portal (mollak.ae) to confirm zero outstanding maintenance fees before title transfer.

5. Government & Agency Fee Breakdown

  • DLD Transfer Fee: 4% of the total property value (+ AED 580 administrative fee), payable directly to the Dubai Land Department.
  • Brokerage Fee: Subject to agreement based on project type and scope of work, payable to the authorized real estate broker.
  • Property Registration Fee: AED 2,000 to AED 4,000 (+ 5% VAT), payable at the DLD Registration Trustee Office for legal transfer processing.
  • Developer NOC Fee: AED 500 to AED 5,000, payable directly to the property developer for No Objection Certificate clearance.
