  3. Developer NOC Clearance: Facilitating the No Objection Certificate (NOC) application confirming all service charges are fully cleared via Mollak.
  4. Final Transfer: Meeting at the DLD Trustee Office for Manager’s Cheque collection and legal ownership transfer.

3. Seller Document Checklist

  • Original Title Deed (or Oqood for off-plan properties)
  • Valid Passport and Emirates ID of all registered owners
  • Form A (Brokerage Listing Agreement)
  • Developer NOC clearance letter
  • Active DEWA (utility) final bill clearance statement

4. Due Diligence & Legal Compliance

5. Seller Fee Structure Breakdown

  • Property Registration Trustee Fee: AED 2,000 to AED 4,000 (+ 5% VAT), payable at the DLD Registration Trustee Office for ownership transfer processing.

  • Mortgage Discharge / Settlement Fees: Applicable bank administration and release fees (if the property has an existing mortgage clearance).

  • DLD Transfer Clearance Fee: Standard statutory administrative fees payable at the final settlement stage to the Dubai Land Department.
